context
The site sits nestled in Affoltern/Zurich amidst lush greenery and charming allotments, with the Käferberg city forest just a stone’s throw away. Conveniently linked to Zurich’s bustling city center via Bucheggstrasse and Wehntalerstrasse, the area showcases a gradual transition from towering commercial structures to quaint residential dwellings, marking a distinct shift in the urban landscape. Our design harmoniously blends with this dynamic setting, establishing a seamless urban connection with its neighboring structures.
CONCEPT
The terraced volume of the building was generated in several steps. The original volume represents the maximum buildable area and adheres to all applicable regulations and setback requirements. Due to the steep terrain of the site, the mass is divided into two blocks and shifted against each other to better follow the topography. As a result, the ground floor of the southwestern block is elevated by one floor compared to that of the other block. To provide ample space for landscaping, recesses were created in the volume in the next step. Subsequently, wraparound balconies were added to increase the outdoor space on each floor.
CONTENT
The project complies with standard construction practices and allows for a maximum utilization of 3,091 m2 gross floor area (GFA). We have reviewed the relevant building laws and regulations, taking into account any additional length allowances. Our aim is to provide a diverse range of apartments to cater to various needs, promoting a well-balanced mix within the building, all while maintaining good economic viability. There are three distinct types of apartments: 2.5-room, 3.5-room, and 4.5-room units. On the ground floor, alongside two2.5-room apartments and one 3.5-room apartment, there is a spacious communal area available to all residents.
